MEMBERS INTENDING TO SELL THEIR PLOT OR ANY PERSON INTERESTED TO BUY ANY PLOT IN THE BELLEVIEW ASSOCIATION SHALL PLEASE NOTE THE FOLLOWING POINTS STRICTLY TO AVOID ANY PROBLEMS LATER ON:
1. The resignation of the outgoing member duly signed in the following format is must. Click to download document
2. The admission form for the admission of the new member is permitted only as per the following format. Click to download document
3. Please note that the managing committee has a right to refuse the admission of any member without assigning any reasons thereof. As such it is in the interest of the proposed member (any person intending to buy a plot in the Belleview association) to obtain a no objection & no dues certificate before making the purchase deed.
4. Transfer fee Including voluntary contribution to maintainance fund is Rs.10,00,000/- + GST 18%
5. Even in case of gift between any relation a gift deed registered at the office the registrar is must & full transfer fees are payable for such gift.
6. A probate is compulsory for any transfer by will. No transfer fees are charged when the plot is transferred by inheritance.
7. Just as the R.T.O. does not transfer a part of the vehicle. Part of the plot under any circumstances would not be transferred, no subdivision by a,b,c,d, or sub plots are permitted.
8. No transfer is permitted except the full plot is transferred. In case a plot is in the joint name of A & B & A wants to transfer to C. In the above case when the B remains the second holder in both the cases, the transfer has to been done by A & B to be sold to C & B. In other words B needs to be signatory in the sale deed.
9. Members who have complied for procedures & obtained new share certificate can only be transferred.
10. The plots at Belleview can be utilized only for residential farm house purposes & any other usage is illegal & liable for termination of membership.
